NEW HOUSE PROJECT IN ALBANY PARK
Our current project is a new construction single family home at 4644 North Avers Avenue in Albany Park. The previous house on this lot was not worth salvaging due to its extreme small size and the odd location which was at the very rear of the lot with no option for a garage. We needed to get some zoning relief in order to build the new house closer to the front of the lot, replicating the majority of the existing houses on the block. Once this zoning process was approved we moved on to the demolition phase.
The house came down quickly due in large part to the excavator's earth moving equipment.The Chicago common bricks were salvaged allowing for re-use by another builder. The remaining debris on the site was cleared to allow for the new house excavation.
The new house will have an 8' high basement so excavation was completed to allow for 4' of the basement to be below the ground level with the remainder above grade. Concrete forms were used to create the new concrete foundation walls. The walls were poured and new concrete was allowed to set up in order to achieve the proper compressive strength. The walls were damproofed and then back filled with dirt.
With an experienced crew on site, the house framing moved along well and all three floors were quickly completed. Ten foot ceilings and engineered floor trusses allow for a clear span and large first floor volume. The windows, skylights and shingle roof have enclosed the house and made it weather tight.
Some unseasonably mild December weather enabled the concrete sidewalks and the front stair to be framed and poured. A cedar privacy fence was erected on the north and south sides of the house.
The rough plumbing, heating and electrical have been completed and inspected by the City of Chicago. Insulation will be installed next with drywall to follow. We aim for a late winter completion.
